Some leases will vary, our standard lease defines rent money must be received by the 5th of the month.
We recommend that tenants mail their rent check before the 1st of the month to avoid late fees. Do you take credit cards?
No. Rent must be paid by personal check, money order, or cashier's check. How come my check has not cleared?
Checks are recorded by accounting and then deposited several times per week. If the rent check was received
on the 1st of the month, it may not clear the tenant's bank until the 10th or 12th of the month. How do I know you received my check?
Tenants can call for verififcation. Most checks arrive safely in the mail. If tenants do not hear from us, assume we received it. If we have
not received the rent check we will email and call the tenant. If the tenant does not respond we will file a 3-day notice the following day. What if I have an emergency? Who do I call?
An emergency is a fire, flood, gas leak, domestic issue, etc. The tenant should first phone call the appropriate authority or service provider.
If there is smoke or fire, call 911. The Gas Company should be called for any potentially hazardous gas situations. Domestic dispute,
disruption, or safety concern the tenant should call the police.
Other problems can be emailed using the form or calling the person below. If the tenant needs to call the police, fire, or gas company,
we need to be notified as well.
What is a 3-day notice?
A 3-day notice is served when we have not received the tenant's rent money on time. We first attempt to contact the tenant by email and phone
before serving the 3-day notice. Once the notice is served, the tenant has three days to pay the defined rent and fees by money order
or cashier's check only. If the moneys due are not received, an eviction may commence on day four.
My place was broken into. Will the owner pay for the damage?
Usually the owner will repair damages to the building itself (for example broken window, etc.). All personal items damaged or
stolen, are the responsibility of the tenant. We recommend all tenants purchase renter's insurance. This insurance is to cover damage
for personal property inside the home. Cost of renter's insurance is very reasonable (like $15 per month). My boyfriend punched a hole in the wall. Do I have to fix it?
The tenant is responsible for all intentional damage no matter who damaged the owner's property. It is the tenant's responsibility
pay for the repair. We have qualified professionals who can repair the damage at a reasonable cost.
When I move out, can I clean my place to get all my security deposit back?
We encourage tenants to clean before leaving. The place must be cleaned to professional standards and this requires additional work.
Most often items missed are inside kitchen drawers and cabinets, bathroom medicine cabinet or vanity, window tracks, spider webs, light
fixtures, toilets, mirrors, refrigerators and ovens. Can the security deposit be applied for last month's rent?
No. The lease prohibits this. The tenant's last month's rent is paid no later than the date specified on the lease. If the tenant does not
pay rent a 3-day notice will be served.
My roommate is moving out and wants their security deposit back. Is this possible?
Roommates are all equally responsible for the lease. There is one lease for all roommates, so the deposit will be
held until the lease has ended. We suggest roommates have a agreement between the roomates to define how each pays rent, utilities, and
security deposit. Partial rent payments can cause a 3-day notice to be served. Pick your roommates wisely. |
